A seaside cafe on the main shopping strip of the bayside town of Portarlington. The town is situated on the Bellarine Peninsula with famous views across the waters to the You Yang’s and Melbourne.

The cafe offers a relaxed experience that is inspired by good times, family, friends and food.

The key features of the business are:

• The business is the local cafe on the main strip in an ideal location looking out over the Portarlington bay where the Port Phillip Ferry services operate. The business has a Liquor Licence.

• Portarlington itself is now a destination venue providing an important hub for access to the Bellarine Peninsula. The cafe is riding the wave of growth and popularity of Portarlington and the Bellarine.

• The pricing and food offer value for money with great coffee and customer service where customers become known by their first or nickname.

• Food is simple and tasty, this makes managing stock, purchases and food portions easy to manage and barista training is provided by the coffee suppliers.

• Staff are well trained and already open and close the cafe without the owner’s presence. The business is owner-operated with a 5-day commitment closing at 3:30 pm M-F and 4:00 pm on Sat & Sunday.

What makes the business successful?

The cafe offers all-day breakfasts, light meals, fresh sandwiches, cakes etc. During the peak of the holiday period, the business record is 220 meals per day for breakfast and lunch, not including takeaways, coffee and cakes. The cafe can seat 38 Pax inside and 16 Pax outside.

The busy time starts in October (weather depending) through to June, closing in August (2-4 weeks depending) to give all staff their break. January to mid-February are the busiest times with a high demand every day, then slowing down through the week but still busy on weekends.

Public holidays are always busy and school holiday periods. The Celtic Festival is in June and then the Mussel Festival in January. The cafe opens for dinner during the Celtic Festival. On the last Sunday of the month, the local market in the park across the road increases trade.

Portarlington Cafe closes early Christmas Eve and is closed on Christmas day only. There are other annual events in Portarlington for the new buyer to capitalise upon such as a triathlon, body mind and soul festival, agricultural show, line dancing convention and Maltese festival.
