Asking price: $1,600,000 + stock at valuation Established in 1997, Think Water Central Coast combines irrigation and pump supply with outdoor power equipment, installation, field maintenance and workshop repairs. Based at Peats Ridge, the business serves agricultural, commercial, industrial and residential customers. This is an opportunity for a hands-on buyer or an established operator seeking additional retail and technical-service capability within the Think Water network. Key features - Product sales supported by installation, maintenance and repair services. - A team spanning branch management, sales, stores and three mechanics / field technicians. - Stated rent of $6,098 per month including GST and outgoings — approximately 1.7% of FY2025 sales on a GST-exclusive basis, assuming 10% GST applies throughout. - A lease term covering 2024–2027, with two further three-year options subject to lease conditions and landlord consent to assignment. - A mix of irrigation, pumps, outdoor power and servicing applications. Seasonal demand overlaps in spring; autumn–winter equipment and workshop work offer scope to support activity across the year. Reduced monthly volatility has not been demonstrated. Financial and purchase-price information: FY2025 sales were $3,941,487, down 4.6% on FY2024. Adjusted owner earnings were $648,637. The asking price represents 2.47x FY2025 adjusted owner earnings on the business price; approximately 3.45x including stock at the October 2025 valuation of $636,684.69. Two owners currently work in management and administration. Deducting an illustrative $95,000 annual administration replacement cost reduces earnings to $553,637, equivalent to 2.89x on the business price or 4.04x including October stock. This assumes the buyer performs the management role; a fully managed model requires further labour costs. A newer December 2025 inventory listing totals $619,691.91. Neither inventory record is a current stocktake; final stock is additional and subject to the agreed completion valuation and treatment of aged or obsolete items. The latest available FY2026 management report combines actual trading to May with an estimated June: estimated annual trading income of $3,985,037 and net profit of $499,084. Final FY2026 accounts were not available in the records reviewed. Comparative figures in that report differ from the historical schedule and remain unreconciled; the IM explains both bases. Figures are unaudited and are not a guarantee of future performance. The owners are selling to retire.
